Course review
What’s in Nick Wood’s free 8-video course, what changed in 2026, what the paid program costs, and who the paid-ads, phone-first model suits.
Quick answer
Flat Fee Mastery is Nick Wood’s free 8-video introduction to his rank and rent method: run paid ads for a local service, call business owners, send them a few free leads, then sell the leads for a flat monthly fee. As of October 2026, flatfeemastery.com redirects to Digital Landlords, his paid program, which takes applications and doesn’t show a price. Ippei Kanehara’s comparison lists it at $5,000. It suits people with an ad budget who are comfortable on the phone.
How this review was written: I have not bought this course. Everything below comes from the course’s own pages (checked October 13, 2026) and from Ippei Kanehara’s review (updated May 18, 2026), dated in the text, so you can check each claim yourself. I sell a $37 rank and rent kit, which comes up at the end, so judge my bias accordingly.

A free intro course to the flat-fee lead generation model, which leads into Nick Wood’s paid Digital Landlords program. You generate leads for a local service with paid ads, then rent those leads to a business owner for a fixed monthly fee. The free course was 8 videos plus a free Facebook group and Discord, according to Ippei’s review.
When I checked on October 13, 2026, flatfeemastery.com redirected straight to digitallandlords.com. That page has an “Apply Now” button and no price. Its curriculum is: pick a niche, build a quick website, set up paid ads to generate calls, sell the calls for a monthly retainer fee, then repeat.
The intro course is free. The paid program behind it is listed at $5,000 by Ippei.

Eight videos that follow a sales process.
Look at the order: build a list, run an ad, call the list, handle objections, close. It’s a sales course with a lead engine attached.
A lead generation entrepreneur who calls himself the “King of Digital Real Estate”. According to Ippei, he learned rank and rent in 2016 from Dan Klein, one of the original teachers of the model, and says he scaled his business to over 7 figures. Ippei also reports Nick spent around $1.2 million testing ads and niches, and that he has taught over 300 students to pre-sell lead generation sites for a flat monthly fee.
| Pros | Cons |
|---|---|
| The intro is free, so you can judge the teaching first | Paid ads: you pay for every lead before a business pays you |
| “Send free leads first” is a smart way to earn trust | Phone-first: “Call Your List” is a whole module |
| Nick learned from Dan Klein, so the method has a track record | A flat fee doesn’t grow when the jobs get bigger |
| A free community to ask questions in | The free course is the top of a paid funnel, and the paid price isn’t shown |
No evidence says it is, but go in knowing what it is. The free course is real and teaches a real model. The common complaint, which Ippei quotes from YouTube reviewers, is that “it is more of a lead magnet to their upsells.” Digital Landlords’ homepage says many students make $10k to $45k a month. I couldn’t verify that, and the site shows no income disclaimer next to it, so treat it as marketing.
Someone with an ad budget who is comfortable cold calling and wants flat monthly retainers. For that person it’s a legitimate path, and the free intro costs nothing to try. It’s a poor fit if you can’t afford to lose $1,000 or more a month on ads while you learn, or if calling business owners is the part you’d avoid.
| Option | Price | Where leads come from | How you close |
|---|---|---|---|
| Flat Fee Mastery / Digital Landlords | Free intro, then about $5,000 | Paid ads | Phone calls |
| Rank and Rent Club | Free Skool group | Organic rankings | Monthly rent, or pay per lead networks |
| Rank and Rent Starter Kit (mine) | $37 one-time | Organic rankings | In writing: a Facebook group post and a one-page agreement |
The kit keeps Nick’s best idea, sending the first leads free, and drops the phone and the ad spend. Leads come from a ranked site, and the contractor signs an agreement to pay 10% of each closed job. Read how it works without cold calling. What you give up is the speed of paid traffic: on my sites, the first lead took about 1 to 3 months. Every course is compared in the best rank and rent courses guide, and the Flat Fee Mastery alternative page compares the two side by side.
The 8-video intro course, Facebook group and Discord were free, per Ippei Kanehara’s May 2026 review. As of October 2026, flatfeemastery.com redirects to Digital Landlords, which takes applications and shows no price.
The site doesn’t show a price. Ippei’s course comparison lists Flat Fee Mastery at $5,000, which refers to the paid program. Ad spend is extra.
A lead generation entrepreneur who learned rank and rent from Dan Klein in 2016 and calls himself the King of Digital Real Estate. He runs Flat Fee Mastery and Digital Landlords.
You generate leads for a local service, in this course mainly with paid ads, and rent them to a business for a fixed monthly fee however many jobs close.
Yes. Building a List, Call Your List and Overcoming Objections are three of the eight videos.
Ippei estimates even small campaigns can cost $1,000 to $5,000 or more a month, paid from your own pocket before a business pays you.
There’s no evidence it is. The free course teaches a real model, but reviewers note it works as a lead magnet for the paid program.
A flat fee usually has to be sold on a call and caps your income. A share of each closed job can be offered in a message and grows with job size.
